With an ever increasing number of people looking to rent properties on the Costa del Sol the demand for good quality accommodation continues to rise.

The philosophy behind renting is very simple, if you are a property owner you need to provide a clean, well furnished property at a reasonable price and if you are renting do not expect to pay peanuts for a property that is well maintained and in a good location and always treat it as you would expect to find it.

Here are just a few tips to help you along the way:

  1. The price you will be charging needs to reflect not only the condition of the property and its fixtures and fittings but also it’s location. Do not expect your agent to perform miracles if you are asking too much money for a property that is away from everything and is not well maintained.

  2. It is false economy to have cheap furnishings etc. there are some excellent deals to be had when purchasing furniture which we can help you with and you will find a high percentage of clients will re-book if they have had a very comfortable stay in your property and more to the point they will definitely go elsewhere if they have not!

  3. Ensure there is the full selection of electrical appliances which are all in good working order and checked regularly, there is nothing worse when renting a property for a week’s holiday to find the microwave or washing machine etc. is broken.

  4. We recommend at least 3 changes of linen and towels etc. Quite often we are required to do a quick change over and only having 2 sets of everything will cause a problem at some point. At the same time it is advisable to provide at least one cupboard within the property with a lock to store all the necessary bedding etc.

  5. It is VERY important that you have adequate insurance which includes public liability, this is available at a very reasonable cost and don’t make the mistake of thinking you are already covered with your mortgage policy, you need a separate additional policy to cover for renting.

  6. Find yourself a good local managing agent who will look after things for you not only when you are away from the property but who is there for you at all times. Of course you will have to pay for their services but this will be a very small price to pay to give you total peace of mind.

 

Finally, it’s mostly common sense when providing a property for other people to rent, what would you be expecting for the amount of money you are charging?

In addition, be prepared to put some money back into the property each and ever year, there is nothing better for your loyal clients to see that some of their hard earned money has been spent on maintaining or even improving the accommodation they have come back to.

Remember – the client always has a choice where to stay next time!
